Why letting agency sites attract the wrong visitors

Most agency websites are built around property listings, which is the one thing a portal does better. Tenants arrive, look at a listing they already saw on Rightmove, and leave. None of that traffic produces a management instruction.

Landlords search differently. They look for answers about their obligations first, from deposit protection and gas safety to licensing and changes in tenancy law, and only then for someone to take it off their hands. The agency that answers the first question well is the one they call about the second.

The third problem is local. Landlords choose agents near the property, and the map results are decided by the Business Profile, reviews and proximity. Tenant reviews about a quick repair are welcome, but a landlord wants to read what other landlords think.

Should we bother with SEO when the portals dominate?
For tenant searches, the portals will win and it is not worth fighting. For landlord searches they are far weaker, and that is the traffic worth having.
Do we need to publish our fees?
Letting agents are already required to publish their fees on their website under the Consumer Rights Act 2015, so the real question is how clearly. A page that sets out each service level and its fee in plain terms does more for a landlord than a PDF they have to hunt for.
We cover several towns from one office. What should we do?
Genuinely useful area pages with real local content are fine. A Business Profile where you have no premises is not: setting a service area does not produce map rankings, and claiming an address you do not occupy risks suspension.
How long before SEO brings landlord enquiries?
Technical and Business Profile fixes can show within weeks. Landlord service pages and guides usually take three to six months to rank meaningfully, longer in a competitive city.
